Koninginnegracht 20-21

Proposal for an office transformation at Koninginnegracht 20-21 in Den Haag. In a smart plan we managed to create 27 apartments in the empty office building.

Conversion opportunities look promising because of the amazing location and good condition of the building. The little park at the back of the office block is another nice asset. But due to the relative newness of the building (constructed in 2005) we need a very efficient plan to generate enough floor area for a financially interesting case.

Minimum intervention, maximum gain

We keep the scope of intervention to a minimum. We maintain the current facade and windows. With balconies at the back facade as it faces sunny southwest AND a park with beautiful mature trees. We propose to utilise the current entrance lobby, lift and escape stairs to access apartments.

Thorough and sensible planning led to a feasible plan with 27 brand new apartments. From large duplex apartments at ground floor to medium size 2-bed flats on the upper levels. We reserved the top floor for two amazing penthouses. At the back of the building the car park moves to the basement with access by a car lift. As a result this creates space for gardens at the ground floor. 24 of 27 apartments look out onto these gardens and the foresty park behind.

Close collaboration with The Hague developer NL Development helped us create an interesting business case for this office transformation. To be continued…
