We proposed to convert an empty office building at Koninginnegracht 20-21 in The Hague into 27 apartments.
Conversion opportunities look promising because of the amazing location, good condition, and green surroundings of the office block. But due to the relative newness of the building (2005) we need an efficient plan to generate enough floor area for a financially interesting case.
We keep the scope of intervention to a minimum. We maintain the current facade and windows and propose to utilise the current entrance lobby, lift and escape stairs to access apartments. The facade at the back invites to make balconies as it faces sunny southwest as well as a park with mature trees.
We propose 27 apartments – from large duplex apartments at ground floor to medium size 2-bed flats on the upper levels and two amazing penthouses on the top floor. At the back of the building we move the car park to the basement accessed by a car lift to make space for gardens at ground floor. 24 of 27 apartments look out onto these gardens and the foresty park behind.
Close collaboration with The Hague developer NL Development has helped us create a very interesting business case. To be continued…
